Naughty or Nice List? Home Selling during the Holidays

A well staged, uncluttered property in a good location at a fair price will sell any time of the year.  How long will it take?  Maybe a little longer than June and July when families are shopping for schools.

Thoughts to Ponder…during the Holiday Home Buying Season:

  • Buyers that are out now are more serious…most families have a busy schedule
  • Buyers may wait until families are together on vacation to start looking
  • There are fewer homes for sale…..less competition
  • Some home show better in the winter
  • Today’s buyers never stop looking online
  • Many people relocate for that new job at the beginning of the year

I have  been working for a buyer soon to be a BUCKEYE!  We have been “shopping together” online.  I personally preview possibilities and then we put the property on the Nice List or the  Naughty List.  When her family comes to Columbus Town in early December,  you know which list we will use.

If you decide to wait for after the Holidays…don’t wait too long!  Competition increases each day of the NEW YEAR.

Happy Thanksgiving to All?  Thankful for so many gifts in my life.

Celebrating Thanksgiving with my mother of 94 and a healthy baby granddaughter are only two of many gifts this year.

Could Have Been EVEN a BIGGER Change at the Yanok House this Christmas!

As most of our friends and family know, we ALWAYS have a real Christmas Tree in our house during the holidays.  George has promised the girls if they come home for Christmas, we will always have a real Christmas Tree.  We have called on friends for many years to get this monster in the house…high school friends, neighbors, and good friends, Bill Irwin, are on call for the delivery.  When the girls were still home, they would help select the tree.  The bigger the better!  Watching George get in the holiday spirit??? while he struggled with the tree, was always  their favorite part of the process.

Because of allergies and sniffles, the day of going to MR. TREE and bringing home our tree is over.

This year George and I traveled to COSTCO to purchase, reluctantly a beautiful artificial tree with LIGHTS already on the tree…they even turn to color for Eli and Evie.  Knowing we needed to get a large tree, we purchased the tallest tree they had.  The box didn’t even fit in our car as a complete stranger overheard us talking about living in Westerville and offered to follow us home in his truck.  What relief we felt!  The tree is pretty, lights already on, it will pay for itself in 2 years as Mr. Tree is getting very pricey, carpet will not have water stains, no watering the tree, the family should be well and the list went on.

Time passes and we get a call from COSTCO.

The Box the Good Samaritan Helped us Bring Home!

The Second Box that we forgot?????

Thank you to COSTCO for calling…

We can only imagine the family’s reaction if we were missing half of our new tree on December 23?  WAY TOO MUCH Change for the Yanok family.

Speaking of Change…Looking for a new home in 2018?  Get your home on the market now that the holidays are coming.  Less Competition, Only Serious Buyers are Looking During this Busy Season, and Emotion plays a HUGE ROLE in home buying…set the stage with tasteful decorations, no clutter, and help buyers imagine their next Christmas in their new COZY, HOLIDAY HOME.  Let me know if you would like the link to 5 short videos that explain how to list your house with no cost improvements.

Big Decision…Update Master Bathroom, Tub or No TUB?

To keep our oversized bathtub??? Eli, our grandson, is the only one that uses this tub when he visits.  And yes we do have another bathtub, but not one with jets to help the ducks swim in a circle.

Decision is made…too late to change my mind now…..First of all we are not renovating our home to list on the market….if you have been following my blog, you will know I advise against such a big expense if you are ready to sell.    George has shared this is our Pine Box House, a new term I learned from a contractor…not PB, Pottery Barn…but until death do us part.  So this renovation is for us to enjoy for a few ..hoping many years.  We designed our home with everything we need on the first floor and  on a lot with an amazing view so downsizing is not our first  choice at this time.

Remember the dark green tile…and yes we did have dark green carpet in bedroom.  Green is my favorite color but enough is enough. I see it in so many properties that were built-in the early 90’s.   Interesting to me is we are replacing the brass fixtures with a brushed brass color.  Gold/brass is back.  I prefer a mix of metals in décor so I am glad to see this return.  Wait long enough and all comes back…platform shoes, minis, and the list could go on.

Hoping to keep more info. on my  blog as the project goes on…and hoping not on and on and on.

Just sold another property in less than 36 hours. Sellers completed all the advice in my  NO COST TIPS for Getting YOUR Home READY to LIST!

Beautiful 2 story, on cul-de-sac, with large lot, in Westerville will soon be coming to market.   (43081, Spring Grove area)

Distance Grandparenting…Family Connections

Connecting from afar…not easy but rewarding.  It seems friends ask me almost everyday, how can you stand being so far away from your grandchildren and children.   Andi and family in Sacramento and Emily in NYC…..Coast to Coast.  My first answer is we are tuition free, they are all off our payroll, and they are happy!  We did raise independent, strong women…maybe started when we let them participate in French Back to Back Program back in elementary school.  Or could be that as a teacher, I watched parents reduce self-confidence by always stepping in for their children.

Thank goodness for Technology!  Sometimes I think we may connect more often then if we lived in the same city.

So they do know how to say GO BUCKS!  I think Eli is already helping Evie prepare for early entrance to THE Ohio State University.   I haven’t taught them the words to  ” I Wanna Go BACK to Ohio State”.

Joining them on vacations…..Always trying to be the FUN Grandparents!  This is much easier when you don’t have to discipline…just try to respect Mom and Dad’s rules.

  • Face time is wonderful!  Time to listen to Eli count or tell us a story…
  • Face time helps us make Evie smile!
  • Face time is fun to watch your adult child parent
  • Face time is a connection…I helped rearrange furniture, helped create table settings, or which one should I buy Mom?
  • Text….Good morning!  Have a great day!  I Love YOU!
  • Being invited to join on short getaways !
  • Knowing and building excitement for  our next time together

Magic…Fast, Easy Transformations…Magic Market…Three Listings in Contract in 24 Hours

My friends know, I like fast, inexpensive, fun transformations.  Just saw this chair in a POPULAR, PRICEY Greenhouse…not mentioning names but this project is on the top of my list!

Project TWO…probably happening in my office for my client list or George’s TO DO list for retirement projects…Are you laughing yet?  It is just a roll of craft paper fastened to the wall.  Would be great in so many places and useful too.

So my friend, a former English teacher…nightmares looking at my text on my blogs…thinks that titles of books are so important to see.  Of course not moi.  I like the shape and style of the books when in the bookcase…of course after I have read the book.  Balancing act I saw at CB2 in NYC…when visiting my city girl.

I think some of my clients are convinced my collection of ferns that I have been moving from house to house this year are magical.  I put the fern in a suitable pot from my collection in my “lower level” , instruct the seller to water, and the listing is in contract in less than 24 hours.   Two listings in Westerville and one in the ever popular Clintonville in the last month…magic has happened…over list price!

THE SECRETS TO SELLING FAST……

CLEAN…Free of STUFF…Let me provide you with my STAGER and my Talented PHOTOGRAPHER….free rental of my magic ferns… AND Presto!  I can’t promise Henry, my grand dog, will be here for your closing but I will.
